Property Blocking

FIRST STEP: All required documents

  • Attendance of seller and buyer or POA are mandatory
  • Copy of tittle deed.
  • Original NOC.
  • Liability letter from the bank remaining the outstanding mortgage amount (It should be addressed to Dubai Land Department in Arabic + BANK should mentioned their engagement to release the property mortgage if the total amount will be paid)
  • SELLER AND BUYER Passport + residency page + emirates id
  • ELECTRONIC MOU (FROM DUBAI LAND DEPARTMENT)
  • 3 manager cheque from the buyer divided as fallowing
    • a. Manager cheque on Bank Name with the full outstanding mortgage amount.
    • b. Manager cheque on Seller Name with the remaining amount.
    • c. DLD cheque (4% of the selling price +580 AED if it’s an apartment or villa or 430 AED if it’s a land.
      • If its oqoodi or deferred sale it will be 4% + 40 AED.
    • d. 4200 AED for trustee office
    • e. Release Mortgage fees for normal mortgage: 1,290 AED DLD FEES + 315 AED TRUSTEE FEES. For Islamic mortgage: 1,560 AED DLD FEES + 315 AED TRUSTEE FEES
  • Blocking fees will be 1020 AED to DLD (MANAGER’S CHEQUE or VISA CARD) + 525 AED for trustee (CASH).

SECOND STEP: Other required documents

  • Original release mortgage letter from the bank.
